What is a Condition Survey?

If you are considering purchasing a building but are conscious of spiralling costs, a condition survey could help.

We can highlight areas of concern, potential risks to future ‘agreements’ and establish areas of a building that require mitigation prior to occupation.

When should a condition survey take place?

Prior to purchase would be the right time to arrange for condition surveys to take place. Otherwise, you could enter an agreement without fully appreciating the scale of work required, or unaware of potential hazards that could affect any number of factors, from costs and time scales to design limitations.

Building Services Validation

A building services validation is an inspection of plant and installations to assess their physical condition, their compliance with building regulations and the approximate age.

Each element within your estate will be graded as to its condition (from A = Good to D = Bad) and as to priority for carrying out remedial action.

Condition surveys are usually carried out every 3-5 years and depending on the size and nature of each building. Surveys may take between one and four weeks to conclude.
